Constructing a spec building consumes valuable resources – time and money – Chippewa County Economic Development Corporation (CCEDC) has developed a Virtual Spec Building Program to enhance our STAR (Sites That Are Ready). CCEDC’s Virtual Building Program is a business location alternative to an existing building. A virtual building is a STAR location where all the preliminary work has been completed in order to start construction immediately on a building. The building has been designed, all utilities are to the site, the development team is in place, firm cost estimates and a construction schedule have been established. The virtual building has all the required elements in place to deliver a building suited to your specific needs within fixed costs and timeframe. Economic Development prospects can easily visualize a building on a STAR site and offers advantages over constructing a spec building:
- Expedite your construction process
- Quickly and cost-effectively modify the building design to meet the specific needs of the buyer
- Demonstrates how the building will look on-site prior to pad construction
- Buyers can select the contractor to build the building
Since companies generally want to occupy the building as quickly as possible, a STAR construction timetable has been developed that indicates potential completion of the construction and occupancy of the building within six months. Working with a CCEDC investor and STAR sponsor, Hoeft Builders, Inc., a general contractor and construction management firm that offers complete real estate development and turn-key commercial construction services, CCEDC has provided the following information as a starting point to the STAR program.
